Did I Just Find Motivated Sellers in December?
December is notoriously a dead zone in the real estate market for Brantford, Brant and Norfolk County…
But that doesn’t stop me from trying to find a real estate deal for my buyer clients!
Sometimes it’s more than just looking at what properties are still available it’s looking into which ones might have a particular motivation to get a deal done. The one thing I’m going to look at is which properties have cancelled or expired recently, but have re-listed in December.
The Quick Math
For example, in Brantford, Brant and Norfolk County we had 58 residential listings either cancel or expire in the last 3 days.
Out of those 58, 11 of those residential properties have re-listed!
The number of properties re-listed on any given day isn’t something that’s readily available in our system. This is something that I have to figure out by literally counting each property that is in “new listings” group, that also have recently appeared in the the cancelled or expired lists in the system. It’s reminiscent of cross referencing info from research books in the library… remember those?

You would have to think that if someone is re-listing their property for a second (or third or fourth) time in a month where the number of sales traditionally drop off for the year, there is a certain motivation behind that.
Find the Motivation, Find the Deal
Now that doesn’t necessarily mean that there’s going to be a massive discount to find, but it doesn’t rule it out either. In my experience if a seller is re-listing their property they are in a position where they need to sell. As a buyer it’s time to take advantage of that.
These are properties that might get overlooked by some buyers and agents, who also decide to shut it down for the year. This is where my clients hit the gas pedal..
