The Demolition of the Alex Approved

A Long-Awaited Development
The demolition of The Alex, and the revitalization of this city block has been long-awaited and anticipated by the community. Carpenter’s endorsement adds weight to the project, highlighting its significance in the city’s urban renewal efforts.
He emphasized that the proposed redevelopment will introduce much-needed housing options in the heart of the city. Its proximity to the train station is a strategic advantage, making it a potential anchor for the area.
A Bright Future for Downtown
This redevelopment project holds the promise of what should eventually become a flourishing downtown. Carpenter’s enthusiasm is echoed by many, who see it as a positive step toward a thriving urban centre.
The project has cleared a significant hurdle. The approval of the demolition permits for the block as the Tuesday October 10th 2023 committee meeting recommended the approval of demolition permits for a block bordered by Market Street, Grey Street, Marlborough Street, and George Street. The final decision is expected to be reached at the city council meeting on October 24.
Which Buildings are being Demolished?
The demolition permits apply to several structures in the vicinity, including
- 187-203 Market Street, the former Alexander’s Tavern
- 11 Grey Street
- 168 and 168 1/2 George Street.
- 28-30 Marlborough Street (demolished due to a fire on August 28, 2023)
A report prepared for councillors affirms that all the buildings marked for demolition are currently vacant and deemed to be in “adequate” condition. However, the Brantford fire department and city staff have been involved in addressing a number of issues concerning the properties throughout 2023.
A Vision of Renewal
Weston Consulting, representing JM Market Grey Inc., the property owners, has submitted official plan and zoning bylaw amendment applications. Their vision encompasses a mixed-use building with a five-story podium and two 11-story towers, housing 216 residential units and 2,250 square feet of commercial space.
The project has actively engaged the community, and information was circulated among neighbouring property owners. Notably, concerns were raised by CN Rail, which escalated the matter to the Ontario Land Tribunal due to unresolved issues. A pre-hearing meeting is scheduled for February 2024.
NOTE: This isn’t the first brush with the OLT this year for the city. Discussions between the owners of the lot at 58 Morrell and SC Johnson’s recently broke off, so the matter has since been moved up to the provincial level.
The Demo of the Alex Marks the End of an Era
While the former Alexander’s Tavern has been closed now for at least a couple of years, its demolition marks the end of an era. The property’s historical significance dates back to 1875 with claims that it served as the original site of the Montreal House Hotel.
