July 2025 was slower than usual for Brantford real estate as total sales dropped from 110 in July 2024 to 98 this year, but the market is still shifting beneath the surface.

Looking year-over-year, Lynden Hills is the star, with July prices jumping +12.3% and sales more than doubling from 2024 to 2025. West Brant and Myrtleville/Mayfair saw sales and prices cool compared to last summer.

Zooming in on just the last month, the luxury Oakhill/Airport market spiked +$170K in median price, and Eagle Place surged nearly +14%. On the other side, Myrtleville/Mayfair, Henderson/Holmedale, and Echo Place/Braneida each saw double-digit percentage drops from June to July.

Even in a quieter July, the winners and laggers can flip fast depending on where you look.

What is a Median sales price?

Median sale prices offer a clearer picture than averages, as they aren’t skewed by extremely high or low sales. This approach provides a realistic view of what homes are selling for in each neighbourhood.

Quite simply put, it’s the representation of “the middle”. If you have 31 sales in a neighbourhood and you ordered them from highest to lowest, the price in the exact middle of that list (16th) would be your median price. It’s a better accurate representation of the performance in the neighbourhood as there could be a number of high sales and low sales in the same neighbourhood that could affect the average sales price.

Breaking the numbers down to the different Brantford neighbourhood median sale prices gives you a micro view from area to area, and even though some of the neighbourhoods are significantly lower than others, those are the ones to watch when the market starts to heat up. Usually their prices start to increase at a faster percentage than the more expensive ones.
