So where do we start?
We’ll need everyone that is involved in the decision making together to talk about our marketing strategy, which will be heavily dependent on the current market activity. The strategy isn’t just our targeted online/digital marketing ads or promo materials, it also includes the following considerations:
- Real-time Market based pricing
- Probable buyer profile
- Features and upgrades of the home to focus on
- Mega-Open Houses
- Broker/Agent only Open Houses
- Pre-Sale house preparation
- Professional Photos and Video
- Other “bonus” factors unique to the property, neighbourhood or area
Once we know the “what” we then make a plan for the “when”, with a full schedule of milestones from pre-listing to post sale tasks. That’s right, my job doesn’t finish when the buyers sign on the dotted line.
There isn’t a cookie cutter plan that works for all listings. This is why it’s very important to get things ironed out ahead of time, as well as plan for any changes or curveballs that might be thrown our way. It’s not always guaranteed that things go smoothly from start to finish, so it is my job to be able to be proactive, instead of reactive. Being prepared for a pivot in strategy and shifting to a plan B, C or D could be the difference maker in achieving our goal sale price
