Recently we had a client interested in a home here in Brantford (let’s call it “123 Banana Street“) but there was a bit of a road block to overcome: The seller wasn’t going to sell without finding something that they wanted to buy first. To make this work, we knew we needed to find an off-market property in Brantford.

The issue was that the seller didn’t like anything that was currently on the market and they weren’t going to commit to accepting an offer if they didn’t know where they were buying.

Even though this house checked off all the boxes for our client, they decided that they didn’t want to be tied down to a conditional offer for the amount of time the seller of “123 Banana Street” was asking for.

Since nothing on the market was of interest to the seller of “123 Banana Street“, we had a look through all the “exclusive” properties that our clients were considering selling but not currently on the market for ones that matched the Seller’s criteria.
We gathered a list of a few off-market properties in Brantford that would fit the bill and sent the information to the listing agent of “123 Banana Street“.

We Found a Match, Now Down to Business
With a few phone calls back and forth we were able to arrange a showing at one of our client’s homes that was an off market property here in Brantford (we’ll call “456 Strawberry St”). The Seller of “123 Banana St” fell in love with it, and started work on an offer with their agent.
With that great news, our buyer client submitted their offer for “123 Banana Street“, the seller accepted it, and we started through the conditions.
The seller’s offer on our seller client’s home at “456 Strawberry St” (which was an off-market property here in Brantford) just firmed up today, which means our buyer’s offer on “123 Banana St” firmed up and we have two sets of very happy clients!
